Bigha to square feet in Rajasthan: one pakka bigha is 27,225 square feet, and one kachha bigha is 17,424 square feet.
The two sizes are 9,801 square feet apart. So a deal for “5 bigha” can mean two very different plots. Before you pay an advance, find out which bigha the seller means. Our land area converter does the arithmetic once you know.

Here gaj means square yard, so 1 gaj is 9 square feet.
Why Rajasthan has two bighas
A pakka bigha (also written pucca) is a square of 165 feet by 165 feet. A kachha bigha is a square of 132 feet by 132 feet. Since 165 is 1.25 times 132, the pakka bigha is 1.5625 times bigger in area.
The guides I read say the pakka bigha is used in revenue records and the kachha bigha in some local deals. I couldn’t find a government notice that lists which district uses which one. So don’t assume. Check your own paper.
How to find out which bigha your paper uses
- Look at the area in your jamabandi or khasra. Rajasthan records usually show area in hectares, so the word bigha may not appear at all.
- If a deed or agreement says bigha, ask what size the seller means. Then write the area in square feet or gaj inside the agreement.
- Ask the patwari of your halka, or look up the record on Apna Khata, the state’s land record portal.
- If the boundary matters, get the plot measured on the ground before you pay.
Example 1: the same price, a different rate per square foot
Say a seller asks 12 lakh rupees per bigha. These numbers are an example, not a market price.
- Pakka bigha: 12,00,000 ÷ 27,225 = about 44.08 rupees per square foot
- Kachha bigha: 12,00,000 ÷ 17,424 = about 68.87 rupees per square foot
The price per bigha is the same, yet the kachha land costs about 56 percent more per square foot. That’s the 1.5625 ratio showing up in rupees.
Example 2: a 5 bigha deal
- 5 pakka bigha = 5 × 27,225 = 1,36,125 sq ft
- 5 kachha bigha = 5 × 17,424 = 87,120 sq ft
The difference is 49,005 square feet, or 5,445 gaj. That’s more than a full acre (43,560 sq ft). If the buyer thinks pakka and the seller means kachha, the buyer loses more than an acre on paper.
Example 3: a record that shows hectares
Say your record shows 1 hectare. One hectare is 10,000 square metres, which is about 1,07,639 square feet.
- In pakka bigha: 1,07,639 ÷ 27,225 = about 3.95, or roughly 3 bigha 19 biswa
- In kachha bigha: 1,07,639 ÷ 17,424 = about 6.18
The same hectare is almost 4 pakka bigha or more than 6 kachha bigha.
Bigha to gaj, and how many plots you get
One pakka bigha is 3,025 gaj. Cut it into 200-gaj plots and you get 15 plots with 25 gaj left over. A 200-gaj plot is 1,800 square feet.
A real layout gives you fewer plots, because roads and open space take a share. Ask the seller how much area goes to roads before you count plots.
Square feet to bigha
To go the other way, divide the area by the size of the bigha.
For 10,000 square feet:
- Pakka: 10,000 ÷ 27,225 = 0.367 bigha, or about 7.3 biswa
- Kachha: 10,000 ÷ 17,424 = 0.574 bigha, or about 11.5 biswa
Multiply the decimal part of a bigha by 20 to get biswa.
What changes outside Rajasthan
Don’t use these numbers in another state. A bigha has no national size. One reference puts it between about 6,800 and 27,225 square feet, which is a gap of four to one.
Guides disagree even about one state. For Uttar Pradesh I found 27,000 in one guide and 27,225 in another, and the kachha value changes from district to district. I can’t back up a table for every state, so I won’t print one. Ask your local revenue office, or check your state’s land record portal, for the unit your record uses.
Mistakes to avoid Bigha to Square Feet
- Using 27,225 for every bigha. It’s the pakka size in Rajasthan, not a national number.
- Mixing gaj and square feet. One gaj is 9 square feet, so 3,025 gaj is 27,225 square feet.
- Forgetting biswa. “2 bigha 10 biswa” is 2.5 bigha, which is 68,062.5 square feet in pakka measure.
- Mixing up hectare and acre. One hectare is about 2.47 acres.
- Accepting a spoken area. Get the size in square feet or gaj in writing.
