What this land area converter does

Enter an area, choose its unit, and the converter shows the same area in nine units: acres, bigha, biswa, gaj, square feet, square metres, guntha, cent and hectares. It runs in your browser, so the numbers you type don’t go to our server.

How to use it

Units that are the same everywhere

  • 1 acre = 43,560 sq ft = 4,840 gaj
  • 1 gaj (square yard) = 9 sq ft
  • 1 hectare = 10,000 sq m, about 2.471 acres
  • 1 sq m = 10.7639 sq ft
  • 1 guntha = 1,089 sq ft, which is 1/40 of an acre
  • 1 cent = 435.6 sq ft, which is 1/100 of an acre

Guntha is used mostly in Maharashtra, Karnataka and Gujarat. Cent is used mostly in southern states such as Kerala and Tamil Nadu.

The unit that changes: bigha

A bigha has no national size. One reference puts it between about 6,800 and 27,225 sq ft, depending on the region. A biswa is one twentieth of a bigha.

Rajasthan uses two. A pakka bigha (also written pucca) is a square of 165 by 165 feet, which is 27,225 sq ft or 3,025 gaj. A kachha bigha is 132 by 132 feet, which is 17,424 sq ft or 1,936 gaj. If your record uses the kachha bigha and the selector doesn’t list it, multiply your bigha count by 17,424 to get square feet.

For other states, the guides I checked disagree with each other. Treat those values as a starting point and confirm the unit in your own record. Our guide on bigha to square feet shows how to do that.

Worked examples

Say you have 2.5 pakka bigha.

  • Square feet: 2.5 × 27,225 = 68,062.5
  • Gaj: 68,062.5 ÷ 9 = 7,562.5
  • Acres: 68,062.5 ÷ 43,560 = about 1.56
  • Square metres: 68,062.5 ÷ 10.7639 = about 6,323

Count the same 2.5 bigha as kachha and you get 2.5 × 17,424 = 43,560 sq ft, exactly one acre. That’s 24,502.5 sq ft less for the same words on paper.

A smaller one: a 100-gaj plot is 900 sq ft, about 83.6 sq m, about 2.07 cents or 0.83 guntha.

How the converter calculates

It turns your input into square feet first, then converts to every other unit. Acres × 43,560 gives square feet. Square feet ÷ 9 gives gaj. Square feet ÷ 10.7639 gives square metres. Very small differences can appear because of rounding.

What the result doesn’t tell you

The tool does arithmetic. It doesn’t decide the legal area of your land. That comes from your revenue record. Jamabandi records usually list area in hectares, plot ads and sale deeds often use gaj or bigha, and banks may ask for square feet or square metres.

Before you pay an advance, get the area written in square feet or gaj in the agreement, and confirm the boundaries with the patwari or a licensed surveyor.

Why do bigha measurements differ between Indian states?

The bigha comes from local land systems, and no national size was ever set. So the same word covers very different areas.
